South Gulf Cove is a grand and unique deed restricted community with 15,000 lots, over 4,000 of which are on the waterfront. Approximately 55 miles of man-made, navigable canals wind through this community, and make up nearly 1/3 of all canals in Charlotte County. Located midway between Boca Grande and Port Charlotte, Florida, South Golf Cove is easily accessible via State Road 771, and is south of Sarasota and north of Fort Myers.
South Gulf Cove is quite literally a boaters’ paradise. All of the 126 canals within the community lead to Charlotte Harbor via the Interceptor Lagoon, and consequently, the beautiful blue waters of the Gulf of Mexico. Once in the Interceptor Lagoon, boaters can charge towards the mouth of the Myakka River and the harbor at full speed. Housing your vessel is convenient in South Gulf Cove as well. Waterfront homes in the community have both sea walls and natural shoreline, some of which are even sailboat accessible, meaning there are no bridges leading to the harbor. In essence, South Gulf Cove is quite literally an island due to the fact that the entire community is surrounded by water! Canals cut through the land, making the community accessible only by its four surrounding bridges.
South Gulf Cove is also a relatively new community, with most homes being no more than ten years old. However, brand new homes are going up every day, and many lots are still available for you to build your dream home on! While prices for these lots vary from moderate to more expensive, the proximity of the lot to the Interceptor Lagoon does have an affect on the price. The closer the lot is to the lagoon, the more you can expect to pay for the lot.
Close enough to area amenities, but secluded enough to call paradise, South Gulf Cove is still close to all of the comforts you would expect. Great golfing, tennis, schools, hospitals, shopping, fine dining, entertainment and more are all close at hand in nearby Port Charlotte.
